Terms and Conditions

Imagine Tulum Penthouse — Effective 2026-06-27

By completing a reservation through this website, you agree to the following terms and conditions. Please read them before booking.

1. Reservations and Payment

Reservations are confirmed upon receipt of full payment. Prices are quoted in US Dollars (USD). Payment is processed securely through Paypal. A cleaning fee of $50 USD applies to all reservations and is included at checkout.

2. Cancellation and Refunds

  • Cancelled 5 or more days before check-in: Full refund minus 5% for transaction fees to the original payment method, processed within 5–10 business days.
  • Cancelled fewer than 5 days before check-in: No refund is issued.
  • No-shows: No refund.

Cancellation requests must be submitted in writing to imaginetulumcondo@gmail.com or via WhatsApp to +52-984-214-4842. The cancellation date is the date the written request is received.

3. Check-In and Check-Out

  • Check-in: 3:00 pm
  • Check-out: 11:00 am
  • Early check-in and late check-out may be available upon request, subject to availability. Additional fees may apply.

4. Occupancy

  • Maximum occupancy is 2 guests per individual suite and 6 guests for the full 3-Bedroom Penthouse.
  • Children are not permitted on any unit.
  • Pets are not permitted.
  • Guests not included in the original reservation must be approved in advance.

5. House Rules

  • No smoking inside the units or on shared terraces.
  • No parties or events of any kind.
  • Quiet hours: 11:00 pm to 8:00 am (building rule).
  • Only human waste may be flushed. Toilet paper must be disposed of in the bins provided in each bathroom. This is standard plumbing practice throughout Tulum and Mexico.
  • Guests are responsible for leaving the unit in a reasonable condition. Damage beyond normal wear will be charged to the guest.

6. Host Responsibilities

Gaby and Luli are available every day to assist with questions, maintenance issues, and concierge services. In the event of a property issue materially affecting your stay, contact them immediately at +52-984-214-4842. We will make reasonable efforts to resolve issues promptly. Issues that are outside our control (power outages, weather, municipal services) do not constitute grounds for a refund.

7. Limitation of Liability

Imagine Tulum Penthouse is not responsible for personal injury, loss, or damage to personal belongings during your stay, except where caused by gross negligence on the part of the hosts. Guests use the pools, rooftop areas, and all facilities at their own risk. Power outages occur occasionally in the Tulum region due to the municipal electrical grid; these are outside our control and do not constitute grounds for a refund.

8. Governing Law

These Terms and Conditions are governed by the laws of Mexico. Any disputes arising from a reservation made through this website shall be subject to the jurisdiction of the courts of Tulum, Quintana Roo, Mexico.

9. Changes to These Terms

We reserve the right to update these Terms and Conditions at any time. Changes take effect immediately for new reservations and will be posted on this page. Your continued use of this website constitutes acceptance of the current terms.
